What is building insulation and why is it so important?

All the elements of the building envelope -  roof, walls windows, etc. need to be insulated for keeping the interiors from excessively heating up or cooling down with the change in external weather conditions.

How much cooler will my house be when I insulate?

Insulation doesn’t actually automatically make a building cooler or warmer. What insulation does is it allows you to maintain a more even temperature more easily. In summer a well insulated home will stay close to the overnight temperature( say high 20s ) whilst outside the temperature will rise to well over 30 degrees or more, hence the saying up to 10 degrees cooler. In winter the reverse happens, we are comfortable with heaters on and a temperature of say 18 – 20 degrees but in an uninsulated home the temperature will drop rapidly when the heaters are turned off. On a cold morning you will be within a degree or two of outside temperatures, say 7 or 8 degrees, whereas a well insulated home with good window coverings may stay within a few degrees of the comfortable 18 – 20 degrees range.Therefore, we say 10 degrees warmer.

What is ICF?

Insulated concrete forms are hollow, interlocking blocks made of EPS or expanded polystyrene (similar to styrofoam) that can be stacked and filled with steel-reinforced concrete to make the walls of a building. Though these ICF forms are used initially to allow a solid concrete wall to be created, they remain in place even after. The USP of ICF construction is that it combines high-strength materials such as the reinforced concrete sandwiched between two layers of light, easy-to-assemble, highly insulating plastic foam, and clad with strong materials such as fibreglass mesh-reinforced polymer cement plaster. This creates a wall with an unusually good combination of desirable properties: air-tightness, strength, sound reduction, thermal insulation and disaster-proofing.

Thermocol/ Styrofoam for buildings? That seems counter-intuitive!

While it is true that the product used in styrofoam/thermocol cups, plates or sheets is flammable, soft, and easily breakable (not qualities anyone wants in a building!), we use a grade of Expanded Polystyrene that is very strong and self-extinguishing. Additionally, the EPS is not the final layer: ICF walls are composites of multiple materials, with several desirable properties. The EPS is clad with fibreglass mesh-reinforced polymer cement. Fibreglass is so strong that it is used to make bulletproof objects! The entire structure is joint-free, with the foundation, walls, and the roof slab all connected by the same steel reinforcements in the monolithic concrete, enabling our constructions to withstand natural disasters such as hurricanes, earthquakes, and cyclones.

How can  'lightweight man-made materials' provide better insulation when heavier natural materials fail to do so?

Thermal insulation of a building depends on various factors.

  • thickness and density of the insulating layer,

  • how well it traps air (one of the best thermal insulators)

  • thermal performance, which can be measured as thermal conductivity (denoted by K-value; the lower the better) and the thermal resistivity (R-value, the higher the better.)

  • moisture resistance

  • dimensional stability

  • stability of the insulation properties i.e. no deterioration with the passage of time.

While natural materials may perform well on some of these parameters, such as the first one, they are almost always more costly and not easily available. Moreover, these days, space comes at a premium, and to get sufficient insulation from natural materials, the walls have to be thick, such as those seen in old fortresses and havelis.

On the other hand, our special EPS has all of the above-mentioned qualities. Its insulation value is sufficiently high due to its closed-cell entrapment of air, enabling the construction of thinner walls to get the same insulation values as those given by thick walls of natural materials (that cannot trap and retain as much air ).

What is the average cost of an ICF home?

The final cost of an ICF building, like all other methods of construction, ultimately depends on the plan, design, and construction time of the building. The cost of building an ICF home is similar to that of a conventionally-constructed building of the same dimensions, but the operational and maintenance costs are much, MUCH LOWER!

How are the maintenance costs lower, you ask? For one, you won't need to patch up cracks and damp spots/ mold growth on your walls as frequently. You will also save on maintenance of cooling/ heating electrical appliances that may frequently breakdown otherwise due to heavy usage. You can make do with air conditioners of lower tonnage, which are significantly cheaper. Additionally, since EPS provides no food value for the usual pests causing structural damage, and the building is made of solid concrete, your home will be naturally termite- and rodent-proof!

Did we mention that you get a disaster-proof building AT NO ADDITIONAL COST? Since the structure is monolithic and built with strong materials such as concrete and glass fiber mesh, it can sustain earthquakes, hurricanes, and the like without being affected.

I want to insulate an existing building. Is that possible?

What all options are available to me in terms of insulating materials?

There are multiple options available in terms of insulating material in the market today. Indeed, your architect may advise you to use one or a combination of multiple such materials. We only use a highly insulating, durable and self-extinguishing grade of EPS, with a polyurethane foam-based adhesive to seal any gaps. This is because EPS is the safest, most durable and most economical insulating material in the Indian market today. Other materials, such as XPS, are also plastic foams, and therefore have closed-cell insulation (i.e. trap gases that provide thermal insulation). However, they are manufactured using harmful gases (as opposed to EPS, that is made using steam), which can  leach out. This would not only affect the health and safety of residents, but also decrease the insulation value of the material over time.
